Gas & Propane Heaters: what it involves

Gas pool heaters burn natural gas or propane to heat water passing through a copper or cupronickel heat exchanger. They heat a pool or spa much faster than a heat pump and don't care how cold the morning is, which is why they're common on spas and with owners who only heat for weekends and holidays. In much of Pasco and Hernando they run on a propane tank rather than a gas main.

Their failures follow a pattern. The heater won't start because a safety in the chain is open: the pressure switch sees low flow, a high-limit switch has tripped, or the gas valve isn't getting its signal. It lights and then shuts off because the flame sensor is dirty or the gas supply is weak. It soots up because of poor combustion, often from rodents or debris in the burner tray. Sooting and a leaking heat exchanger are the two problems that tend to end an older heater's life.

Signs your gas heater needs work

  • Igniter clicks or glows but the burners never light
  • Burners light, then shut off within a minute
  • Black soot on the top of the heater or around the vent
  • Water dripping inside the cabinet or from the heat exchanger
  • A gas smell near the heater (shut it off and call your gas or propane supplier first)

Smell gas? Shut off the heater and the gas, then call your gas or propane supplier before anything else.

Common methods

Safety-chain troubleshooting

The tech checks each safety in order: flow, pressure switch, high limits, fusible link and the control board, to find the one that's stopping the heater.

Ignition and burner service

Igniters, flame sensors and gas valves are tested and replaced as needed, and the burner tray is cleaned of debris, nests and corrosion.

Heat exchanger inspection

Sooting or leaks mean pulling the exchanger to look. Some can be cleaned or repaired; a cracked or badly corroded one usually means replacing the heater.

Gas line work and permits

Swapping an igniter, sensor or control board on an existing heater is service work. Anything that changes the gas piping, the regulator or the tank connection is different: gas line work is usually permitted and inspected, and propane systems in Florida are regulated by the state Department of Agriculture and Consumer Services. Your tech should tell you up front if the job touches the gas supply and who will handle that part.

How a gas heater repair usually goes

  1. Safety checkThe tech confirms there's no gas leak and the venting is clear before anything else.
  2. Watch it try to fireSeeing where the start-up sequence stops points straight at the failed part.
  3. Test and cleanPressure switch, limits, igniter, flame sensor and gas pressure are tested; the burner tray is cleaned.
  4. Quote the partYou get the part and labor price in writing before anything is ordered.
  5. Fire and confirmThe heater runs through a full cycle and the tech checks the temperature rise.

Keep the propane tank above about a quarter full in winter; low tank pressure can cause start-up faults.

What gas heater repair costs

HomeAdvisor puts gas pool heater repair at roughly $150 to $750, generally less than heat pump repair. A new heat exchanger or a sooted-up older heater can push the job close to replacement cost, and Swimply's 2026 guide lists propane heaters at about $1,800 to $5,500 installed.

Gas & Propane Heaters questions

Why does my gas heater light and then shut off?

Usually a dirty flame sensor, low gas or propane pressure, or a pressure switch that's borderline because flow is low.

Is soot dangerous?

It means the heater isn't burning cleanly. Shut it down until a tech checks the burners and venting.

Can a gas heater and a heat pump work together?

Yes. Some owners run a heat pump for steady heat and a gas heater to warm the spa or boost the pool quickly.
