Lightning & Storm Damage: what it involves

Florida leads the country in lightning density, and a pool heater sits outdoors on a long run of wire and metal plumbing. A nearby strike or a surge when power comes back after an outage can take out the control board, the transformer, sensors or the fan motor in an instant. Often the heater looks fine and simply won't power up, or the display lights but nothing else happens.

Flooding is a different kind of damage. When a storm surge or heavy rain puts the equipment pad under water, salt or muddy water gets into the electrical box, the fan motor and the control board, and corrosion keeps working for weeks afterward. A heater that survived a flood may run at first and fail later. Coastal Pasco saw this after Hurricane Helene, when surge reached many homes along the Gulf.

Signs of lightning or storm damage

  • Heater dead or display blank right after a thunderstorm or outage
  • Burn marks, a smell of burnt electronics or a tripped breaker
  • Equipment pad was under water during a storm
  • Heater runs for a while after a flood, then starts throwing errors
  • Other electronics in the house were also damaged the same day

Take photos of the heater, the panel and any water lines before anything is moved.

Common methods

Electrical diagnosis

The tech traces power from the breaker to the board, tests the transformer, fuses and relays, and identifies every damaged part, not just the first one.

Flood recovery

Flooded heaters are dried, cleaned and tested; motors, boards and wiring that took salt water are usually replaced rather than trusted.

Written findings and surge protection

You get the diagnosis in writing for your insurer, and the tech can quote a surge protective device for the equipment panel.

Storm repairs, permits and the county

Replacing a damaged board or motor is repair work. If the storm damage means replacing the whole heater, rewiring the equipment pad or redoing gas piping, that work is generally permitted, through Pasco County Building Construction Services for unincorporated Pasco parcels or the Hernando County Building Division for Spring Hill. After a declared storm, county offices sometimes post special guidance, so ask your contractor what applies.

How a storm damage visit usually goes

  1. Make it safeThe tech confirms the breaker, wiring and any gas supply are safe before testing.
  2. Trace the damagePower, transformer, board, sensors and motors are tested in order.
  3. Photos and notesDamaged parts are photographed and listed for your records.
  4. Repair or replaceYou get a written price to repair, or a replacement quote if the damage is too wide.
  5. Protect it next timeOptional surge protection is priced so the next storm does less harm.

Check your homeowners policy for lightning coverage before the repair; some insurers want the damaged parts kept.

What storm damage repair costs

A single control board or transformer is often a few hundred dollars installed, in line with Angi's $165 to $740 range for heater repair in Tampa. Flood damage that reaches the fan motor, board and wiring can approach the cost of a new heater, so get both numbers.

Keep the damaged parts and the written diagnosis until your claim is settled.

Lightning & Storm Damage questions

Does homeowners insurance cover lightning damage to a pool heater?

Many policies cover lightning, but terms vary. Check your policy and keep photos and the written diagnosis.

Is a flooded heater safe to turn back on?

Don't power it up until it has been checked. Salt water in the electrical box is a shock and fire risk.

Will a surge protector really help?

A surge protective device on the equipment panel can reduce damage from surges, though nothing stops a direct strike.
