Port Richey at a glance
Aaron M. Richey came from St. Joseph, Missouri, in 1883 and settled near the mouth of the Pithlachascotee River. The Port Richey post office opened on July 9, 1884, and the town incorporated in 1925. Johnny Cash later kept a home on the river from 1979 to 2002.
It's a small city, with 3,052 residents in the 2020 census, and much of it sits only a few feet above sea level. The Port Richey mailing address reaches well beyond the city limits into unincorporated Pasco.
What Port Richey pool equipment looks like
Waterfront homes along the river and canals often have pools tucked between the house and the seawall. Equipment pads on these lots are low, and heavy rain or a storm tide can put them under water, which is hard on heat pump fans, control boards and gas heater burners.
Inland streets have more ordinary 1970s and 1980s block homes, many with pools added later and heat pumps on their second or third replacement.

Free EstimateMost-requested heater work in Port Richey
- Lightning & Storm-Damaged Heater Repair
Low equipment pads near the water flood more easily than inland ones.
- Pool Heater Replacement
Older heat pumps on waterfront lots wear out faster in salt air.
- Pool Heat Pump Repair
Corroded fan motors and sensors are common calls near the river.
Raise the pad if you're replacing
If your equipment pad has flooded before, ask whether the new heater can sit on a raised pad or stand. It's a small added cost compared with replacing a flooded unit.
Who permits heater work in Port Richey
Inside city limits, permitted work goes through City of Port Richey Building Services on Ridge Road. Port Richey mailing addresses outside the city go to Pasco County instead.
Your parcel decides it: City of Port Richey Building Services ((727) 816-1900, option 2) or Pasco County Building Construction Services ((727) 847-8126). Search the address on the Pasco County Property Appraiser site before anyone files.
Swapping a sensor, board or fan is usually service work. A new or replacement heater generally needs a permit, mainly so an inspector can check the electrical connection and the pool bonding; the City of Marco Island explains it the same way. Gas heaters add gas line work.

Port Richey pool heater questions
Who permits a heater replacement in Port Richey?
Inside city limits, the City of Port Richey's building office; outside, Pasco County. The property appraiser's site shows which applies.
My pad flooded. Can I just turn the heater back on?
No. Have it checked first; water in the electrical box is a shock and fire risk.
Does salt air void heater warranties?
Some warranties have conditions for coastal installs. Ask the contractor to check the model's terms.
